Serving Your Tenant an Eviction Notice

When you become a landlord you trust that your tenants will treat your property with respect and stick to your tenancy agreement, however, problems can occur even with vetted individuals. In this case, you need professional legal advice to get the situation resolved quickly.

Here are some of the reasons that you can serve an eviction notice to your tenants.

Rent arrears

Tenants will need to agree to a contract before their tenancy starts and this includes monthly payments. If your tenants fall behind with the rent and make no effort to resolve the issue, this ongoing problem can turn into a much bigger financial for you as a landlord. When this turns into a long-term problem, you can terminate the tenancy as long as you provide notice. If the tenant refuses to leave you can raise an action for eviction at the Housing & Property Chamber.

Breach of contract

If the tenant breaches the contract, then you may be able to evict and/or claim damages from the tenant.

Disrepair

The last thing you want is to inspect your rental property and find it in disrepair. Of course, a little wear and tear is inevitable but larger issues such as broken fixtures are not acceptable. Your tenants should always make you aware of these kinds of problems as you may be able to fix them yourself, however, ongoing problems will deteriorate your property so eviction is an option.

Anti-social behaviour

Partying, loud music and general anti-social behaviour from your tenants can leave the neighbours feeling frustrated and could result in the police regularly being called. If your tenants are repeatedly causing problems, then they can be evicted and our team of legal experts can assist with this.
